Housing loan for refinancing

Individuals with regular monthly income on the basis of employment or pension - permanent employees, entrepreneurs, pensioners, citizens of the Republic of Serbia employed abroad, foreign citizens employed in the Republic of Serbia.

Transferring a payment account to Banca Intesa is mandatory. In that case, you can apply for a housing loan immediately based on the authorization for the transfer of salary, provided that at least one salary must be paid prior to loan disbursement.

• Price of the apartment (if the purpose of the loan is to buy an apartment), value of construction works (if the purpose of the loan is adaptation, reconstruction), remaining debt on an existing housing loan (if the purpose of the loan is refinancing a loan with another bank), whereby the amount of the housing loan cannot be higher;
• Estimated market value of the mortgaged property; the loan amount cannot exceed 80% of the market value of this property, and in some cases less;
• Creditworthiness of the client, so that monthly credit liabilities of the client (including the instalment for the requested amount of the housing loan) cannot exceed a certain percentage of the monthly net income of the client or the client and solidary debtor (income is reduced by the amount of the consumer basket).

• EURIBOR is an interest rate at which European commercial banks mutually lend money and it represents a reference interest rate based on which commercial banks create interest rates. Its value changes daily, and the Bank adjusts it quarterly. A large number of factors affect the change in EURIBOR, and perhaps the most important ones among them are the policy of the European Central Bank and economic development, i.e. the state of the EU zone economy.
